Screen Layout

The Zoning Profile Report is comprised of four main sections: the Address Search bar, the map, the data panel, and Zoning Guide Information.

Please note that information may not be found if an address point does not exist or if the GIS address point is located in the right of way. Also, the tool searches for zoning information by legal lot, not tax parcel.

The Map

On the right side of the page is the Map panel. The lot associated with the address point will be outlined in blue. The selected address point is red and other address points are yellow.

The allows you to zoom closer into the property, with the allows you to zoom out.

To pan (move around the map) hold the mouse button down while moving.

Want to know the Zoning for a different lot? Click on the lot and the information will come up.

The Data

The Data Panel is in the lower left corner. It displays the Zoning Information for the chosen property.

Location: The address of the property. If you have selected the property by clicking, the location will be the xy coordinates.

Grid: The Austin grid(s) that the property is located in.

Future Land Use (FLUM):Future Land Use Maps, only applys to property in approved Neighborhood Planning Areas.

Regulation Plan: If a property is within a Regulating Plan area a link is provided to the Plan. These are regulations that supercede zoning in areas where compact, walkable and mixed-use development is desired.

Zoning: The address of the property. If you have selected the property by clicking, the location will be the xy coordinates.

Zoning Case: Links to any zoning cases associated with the property.

Zoning Ordinance: Links to zoning ordinances associated with the property. Please note that some of the zoning ordinances may not be property specific and may cover a larger area.

Zoning Overlays: Lists any overlays/special districts associated with the property. These overlays/districts may alter permitted site development characteristics and uses permitted on a site.

Zoning Guide Information Panel

Located in the lower right corner of the report is the Zoning Guide Information panel. It provides links to additional information: a Guide to Zoning, the Development Assistance Center web site, Neighborhood Plans, and Base Zoning District information.
