Slaughter Ln & Capital of TX Ground Storage Tank Reservoir
The AW Reservoir Improvement Program is in place to maintain the different reservoirs supplied by COA’s public water supply. Each reservoir is a part of the rotating schedule that is in place to ensure coverage of their respective issues. The Slaughter Ln. reservoir was last rehabbed in 2005. The issue is both the coating color and components have fallen out of the current standards AW strives to both provide and maintain. With this project AW is looking to complete: the re-coating of the interior and exterior of the tank, replacement of cathodic protection, modification of the access ladders and grating (improving the overall safety of the site), installation of a 48" gate valve and new 36" manway, rehabilitation of tank chime, improvement of tank vents bringing them up to the current COA standard. This is a high-level overview of the project, we are also addressing site civil improvements, pavement rehabilitation, electrical upgrades, and I&C improvements. The Capital of Texas Reservoir is just in need of minor coating repairs.

Construction Manager at Risk (CMR) for Dougherty Arts Center Facility Replacement - To build a new building and related Structures to the building. The work consists of providing a new Dougherty Arts Center (DAC) facility at the selected site on Butler Shores Park, including all associated sitework, parking, parkland enhancement, public space and right of way improvements. It is the intention of the City that the successful Construction Manager-at-Risk (CMR) work with the Project Management team and Design Consultant early in the design phase for preconstruction services; such as design-phase cost control, constructability reviews; and construction phase services. The solicitation for the Design Consultants is underway and will be awarded prior to the execution of this contract. In the fall of 2018, the Austin community approved Bond Proposition B, which provided funding for replacement of the existing DAC facility, and in spring 2019, Council approved the Parks and Recreation Department’s (PARD) proposed location for this new facility on Butler Shores Park. The future DAC facility is envisioned to build on the existing core arts programs in an improved environment that can better accommodate the City’s significant demand for affordable access to arts services. The CMR shall provide pre-construction and construction services for a new structure that will continually adapt to the needs of users and staff of the DAC. The space should encourage active inquiry, foster the love of learning through thoughtful design and enhance the function of each core arts program. Consistent with the concepts from the preliminary project phase, the arts facility sustainable construction practices on an urban parkland site.

The Work consists of providing a minimum of 6,000 ton modular chilled water plant and cooling towers located at the Mueller Development at Garcia St. The plant shall be connected to the existing chilled water distribution system by an existing valve by February 2022. The plant shall be built in a factory environment and consist of a modular building capable of housing the two chillers, three condenser pumps, three variable primary pumps, chilled water side stream filter/pump, piping, controls, and electrical switchboard and distribution. The plant shall have also be provided with stub outs for connection to the existing chilled water distribution system, cooling towers, makeup water, minimum 12,000 ton-hour / 15 degree delta T thermal storage tank and electrical. Cooling towers located adjacent to the modular building shall be provided. Each cooling tower shall be provided with a basin sweeper system with pump.

The Emma S. Barrientos Mexican American Cultural Center (ESB-MACC) - Phase 2 project consist of addition and renovation of the existing facility as outlined in the City of Austin Council adopted ESB-MACC Master Plan for Phase 2. Work also includes the replacement of the existing two (2) chillers. This project will include Construction Manager-at-Risk Services for all phases of the project including per-construction services such as review of the building program and development of opinions of probable costs and constructability reviews of design documents at preliminary design, 30% design, 60% design, and 90% design phases, and construction and post construction phase services. The selected firm may also participate in any presentations to the community during design and construction phases and presentations to boards and commissions if requested. ESB-MACC - Phase 2 will meet the requirements of the Austin City Council Resolution No. 20071129-045 pertaining to the implementation of sustainable building practices necessary to conserve energy, water and natural resource, promote health and safety, create high quality enduring structures. It is the intention of the City of Austin that the ESB-MACC be constructed, operated and maintained in accordance with the United States Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED) Green Building Rating System. Therefore, the selected Construction Manager-at-Risk will be required to construct the ESB-MACC - Phase 2 to achieve a Silver certification as defined in the LEED Building Rating System. Consistent with all City of Austin bond-funded projects, the project will include a public art component to be delivered under a separate contract by the Art in Public Places (AIPP) program. The selected Construction Manager-at-Risk will collaborate with the selected AIPP lead artist and the Selected Project Prime Design Consultant in the installation of the AIPP commission artwork.
