Austin Seeks to Simplify Code Requirements for Some Multifamily Buildings
A new proposal would make the plan review process simpler for more homes in Austin. Specifically, it would reduce the plan review requirements for buildings with three or four dwelling units, as long as safety requirements are met.
Curious residents and developers can learn more and provide feedback on the proposed code amendments next month. Join us for an information session about the Austin Three- to Four-Dwelling Unit Technical Code Update on Thursday, Nov. 12 . The virtual event begins at 11 a.m. Learn more and register today.
This is the newest initiative to make it easier to add new affordable housing options in Austin. Currently, buildings with three or four housing units must follow the International Building Code (IBC). IBC reviews include a commercial grade engineering and site plan review, which would no longer be required for these structures. Requirements for multifamily properties also include stronger fire safety protections to help keep occupants safe. Those are needed because common walls and exit paths in multifamily structures can create more risk.
The proposal includes several requirements to support occupant safety in three- and four-unit structures. They include:
Maximum building size of 6,000 square feet
Fire-resistant separations between dwelling units and shared exits
Automatic sprinkler systems
Additional fire-safety requirements for garages, carports, and wooden decks
During the meeting, City experts will provide an overview of the proposed code amendments and answer questions. Written comments will be accepted on PublicInput through Nov. 27. Staff plans to present a code amendment for City Council consideration in December.
