Citywide Density Bonus Applicant Guide

A Message from Austin Housing 

Austin Housing has released the Citywide Density Bonus Applicant Guide. City Council approved the creation of new density bonus combining districts through Ordinance No. 20260521-056. The Citywide Density Bonus Program offers additional building height, modified site development standards (including compatibility), residential land uses, and some non-residential land uses, in exchange for community benefits, including affordable housing. Developers interested in developing under the Citywide Density Bonus Program must first seek zoning approval. Austin Housing staff are available to discuss the program in a pre-application meeting.
