The City of Austin provides three options for formal verification of a site’s zoning classification or development compliance:
- A Zoning Verification Letter is an official document issued by the City of Austin Planning Department that confirms the current zoning designation of a specific property. It is often requested for legal, financial, or development-related purposes.
- A Development Compliance Letter provides official confirmation that development on a site was completed in accordance with approved plans, confirms that there are no zoning code violations, and provides information about reconstructability in the event of a loss.
- Business owners who need a zoning verification for a State license (including Tattoo and Body Piercers and Auto Dealers) may email DSDZoningSitePlan@austintexas.gov for assistance. Austin Development Services will provide an emailed verification at no charge.
How to Determine Your Zoning
If you do not require a signed zoning verification letter, you can look up the current zoning of a property using the City of Austin’s Property Profile tool. This interactive map allows you to search by address and view zoning information, development regulations, and other property details.

How to Apply
Submit an Application
Download and complete the Zoning Verification Letter request form (PDF). Then, submit the documents using the Land Use Intake Request Form.
Pay Your Fee
Once we review your submission, the fee must be paid on the AB+C Portal before the review can begin.

The Zoning Verification Letter will be processed and emailed to the requester. If staff cannot process the letter for any reason, we will notify the applicant via email. Processing time is typically 7–10 business days.
- Development Compliance Letter

A Development Compliance Letter is intended to provide official confirmation that development on a site was completed to approved plans, confirm that there are no zoning code violations, and provide information about re-constructability in the event of a loss.
How to Apply

Pay your Fee
Once we review your submission, the fee must be paid on the AB+C Portal before the review can begin.
