The Grove-Riverside Site is comprised of three (3) parcels: 2400 Grove Boulevard (46.7 acres), 5601 East Riverside (60.3 acres), and 2201 Grove Boulevard (18.48 acres). The Site is located at the intersection of East Riverside Drive and Grove Boulevard adjacent to the future Austin Light Rail and future Grove Station.
What’s New:
The City of Austin has contracted with a multi-disciplined consulting team to assist with initial site analysis. This work includes site due diligence to evaluate environmental resources such as wetlands and creeks as well as tree surveying, topography, and geotechnical information. We anticipate this work to be complete mid-summer of 2025. Extensive community engagement will play a key role in creating a vision for future development on the Grove-Riverside Site and will begin once the site due diligence is completed. About the Grove-Riverside Site:
The Grove-Riverside Site is roughly 125 acres of publicly-owned land located in Council District 3 at the intersection of Grove Boulevard and East Riverside Drive adjacent to the Austin Light Rail and future Grove Station. The Site is comprised of three parcels: 5601 East Riverside Drive which was purchased in 2024 using Project Connect Anti-Displacement Funds, 2400 Grove Boulevard which was purchased in 2024 using tax-exempt general obligation debt, and 2201 Grove Boulevard which was purchased in 2021 by the Austin Housing Finance Corporation with 2018 General Obligation Bonds.

- May 16, 2024: Austin City Council adopts the Equitable Transit-Oriented Development (ETOD) Overlay Phase 1, which amended Chapter 25-2 of the City of Austin Land development Code to create an overlay district that promotes transit-oriented development around Austin’s Project Connect investment and establishes the Equitable Transit-Oriented Development (ETOD) Combining District and Density Bonus ETOD (DBETOD) Combining District.

- Austin Transit Partnership (ATP) is created as a Local Government Corporation following voter approval of Project Connect funding to implement the light rail system under a team of assembled transit experts.

- Montopolis Branch Library opens as the smallest branch in Austin library system located in a neighborhood shopping center at 735 Montopolis Drive. It replaced a busy location outside a nearby community center where Austin’s Bookmobile was stationed for over a year. The Austin Bookmobile operated from 1951 to 1979 with the goal of bringing library services to neighborhoods without their own branches.
