Residential Building Review

Residential Plan Review is responsible for reviewing applications for new construction, additions or interior remodeling of single-family, duplex or two family houses and/or accessory buildings on one lot. Residential construction projects are reviewed for zoning compliance with Chapter 25-2 of the Land Development Code and the currently adopted International Residential Code and other applicable codes.

The Residential Design and Compatibility Standards were adopted to protect the character of Austin's older neighborhoods by ensuring that new construction, remodeling, and additions are compatible in scale and bulk with existing neighborhoods.

Before starting a project, homeowners will need to complete the Residential Permit Application. Separate permits are required for plumbing, mechanical (air conditioning and heating), and electrical work.

In addition to performing general zoning review, Planners also review for the following:

Expired/incomplete past permits must be resolved. even if the permits were pulled by the previous property owner.
Tree Ordinance compliance
Neighborhood Conservation Combining District (NCCD) and/or Neighborhood Plan (NP) compliance
Subdivision plat compliance
Non-complying/Non-conforming status
Overlays (floodplain, historict district, etc.)

After issuance of a building permit, inspections will be performed based upon the details of the construction requirements. It is solely the responsibility of the permit holder to keep a permit active by actively performing work toward the completion of the project as permitted by scheduling an inspection.
