Planned Unit Development Zoning Ordinance
On November 30, 2023, Council approved Ordinance 20231130-107 amending City Code Title 25 by rezoning property locally known as 7900 Loyola Lane to amend the planned unit development (PUD) base district zoning. The zoning amendment secures the goals and aspirations of the Colony Park Sustainable Community vision to achieve Council's priorities as informed by over a decade of community engagement with stakeholders in existing adjacent neighborhoods.
Final Project and Financing Plan for Tax Increment Reinvestment Zone
On July 18, 2024, the Board of Directors for the Colony Park Sustainable Community Tax Increment Financing (TIF) No. 20 adopted the Final Project and Financing Plan for Tax Increment Reinvestment Zone (TIRZ) No. 20 and submitted the approved plan to Austin City Council. The Colony Park TIRZ is a financing tool enabled by the state of Texas to encourage economic development within a defined geographic zone. It provides a means of financing the costs of public infrastructure improvements benefiting the TIRZ. The effort builds on an ordinance and Preliminary Project and Financing Plan that authorizes the creation of Tax Increment Reinvestment Zone (TIRZ) No. 20 as a key component of the Colony Park Sustainable Community project funding strategy.

Exclusive Negotiating Agreement and Report
Catellus Development Corporation authored the Colony Park Exclusive Negotiating Agreement (ENA) Phase 1 Report. It included observations and recommendations as a deliverable during the Exclusive Negotiating Agreement (ENA) period. The ENA period allows for due diligence and negotiations of the Master Development Agreement (MDA). This report recommends further due diligence and refinements that will be needed before moving forward with entitlement, zoning and site plan changes.
